When the furnace is upgraded to a high-efficiency model that vents through the side wall, the water heater can be left alone in a chimney sized for two appliances, and it may not draft properly. We check this on every swap: sometimes the chimney needs a liner, and sometimes a power-vent tank, which uses a fan to vent through the wall, is the simpler fix. A home with no usable chimney needs a power-vent tank or a tankless heater.

Long showers back to back, or a basement suite on the same heater? A Navien tankless is sized by bathrooms instead: the NPE-180 for 2 to 3, the NPE-210 for 3 to 4 and the NPE-240 for 4 to 5.
A 50-gallon chimney-vent tank rents for $25.99 a month and a Navien NPE-180S2 tankless for $37.99, so tankless costs about $12 more each month. For that, you get hot water that does not run out between showers, a wall-mounted unit in place of a floor tank, and no tank to leak. A tank stays the better value for smaller households with a working chimney or power vent.
If you rent from another company and your monthly fee keeps rising, switching takes three steps. Ask your current provider, in writing, what you owe to buy out or return the unit. About 30% of Mississauga households rent their home, so plenty of water heaters here serve tenants. For a landlord, a rental keeps the cost predictable: repairs and the yearly visit are covered, and a worn-out tank is replaced rather than billed. The agreement sits in the owner's name, so the owner books installations and switches, and tenants report problems to the landlord first.

A tank water heater usually gives 10 to 12 years. Owning one means paying for the replacement when it wears out. On a GT rental, if we cannot repair it, we replace it, so the end of a tank's life is not a surprise bill.
Peel Region rates Mississauga's tap water as moderately hard. Over the years that hardness settles as sediment and scale at the bottom of a tank, which is why an old tank rumbles and heats more slowly. On a rental, the yearly visit and any repairs are covered, so the scale is our problem rather than yours.
