Step by Step

How to End a Rental and Switch

The same steps work whether your current provider is Enercare, Reliance, Direct Energy or a smaller company.

  1. Find your agreementLook for your account number, the install date and the term. If you cannot find it, ask your provider for a copy.
  2. Ask what you owe, in writingCall your provider and ask for the buyout amount and any cancellation or removal fees, and how they want the equipment returned.
  3. Choose buyout or returnBuy the old unit if it is nearly paid out and still working well. Return it if it is old and you are replacing it anyway.
  4. Book the new installWe install your new water heater or furnace, disconnect the old one and return it to your provider for you.
  5. Close the accountConfirm with your old provider that the account is closed and you have your final bill. Keep copies of everything.
  6. Check your next billRental charges sometimes appear on a utility bill. Make sure the old charge stops.
Buyouts Explained

What Is a Rental Buyout?

A buyout is what you pay a rental company to own the equipment, or to leave the rental early. Many agreements include a buyout schedule, where the amount drops the longer you have rented. Enercare, for example, publishes buyout schedules on its website, grouped by when the equipment was installed. Whoever your provider is, ask for the exact figure in writing before you decide, and compare it with the cost of replacing the unit.

Liens on Your Home

NOSIs: What Changed in 2024

For years, some rental companies registered a Notice of Security Interest (NOSI) on homeowners' property titles, which could hold up a sale or refinance until it was removed. Ontario's Homeowner Protection Act, in force since June 6, 2024, bans NOSIs for household equipment such as furnaces, air conditioners and water heaters, and existing ones are deemed expired. Your rental agreement still applies, so you still owe what the contract says. If an old NOSI still shows on your title, a lawyer can ask to have it removed. Be wary of anyone who charges a fee to remove one.

Your Rights

Ontario Rules That Protect You

Furnaces, air conditioners, water heaters, water softeners and similar equipment cannot be sold to you at your door unless you contacted the business first. If a contract was signed after an unsolicited door-to-door sale, Ontario treats it as void. If you invite a company in and sign at home, you have 10 days to cancel for any reason, counted from the day you receive a written copy. Ontario also advises calling your current supplier before you switch, since ending a rental early can carry fees. GT Home Services never sells door-to-door.

Common Questions

Switching Providers FAQ

Can I cancel my Enercare or Reliance water heater rental?
You can end a rental, but your agreement decides what it costs. Ask your provider for the buyout amount and any fees in writing before you switch.
Do I have to buy out my old water heater?
It depends on your agreement. Some charge a buyout or early termination fee, and some only ask for the equipment back. Your provider can tell you exactly.
Will GT Home Services pay my buyout?
No. Any buyout or cancellation fee comes from your old provider. We help you understand what to expect, and we remove and return the old unit at no extra cost.
What is a NOSI, and do I need to remove it?
A Notice of Security Interest was a lien some rental companies put on home titles. Since June 6, 2024, Ontario bans them for household equipment and treats existing ones as expired. A lawyer can remove one that still shows on your title.
Someone came to my door offering a new water heater. Is that allowed?
Not unless you contacted that company first. Ontario bans unsolicited door-to-door sales of water heaters, furnaces and similar equipment. GT Home Services never sells door-to-door.
How long do I have to cancel a new rental contract?
If you signed at home, 10 days from the day you receive a written copy, for any reason.
