Leaking Water Heater?

Leaking Water Heater? Do This First.

A small drip can turn into a flooded basement. While you wait for us:

  1. Shut off the waterClose the cold water valve on the pipe going into the top of the tank.
  2. Turn off the heat sourceOn a gas heater, turn the gas control knob to Off or Pilot. On an electric heater, switch off its breaker.
  3. Protect your thingsMove boxes and valuables away and soak up the water.
  4. Call us, 24/7(647) 677-0037. A leak from the tank itself usually means replacement. A leak from a fitting, valve or pipe can often be repaired.
Smell gas? Leave the house now and call Enbridge Gas at 1-866-763-5427 or 911 from a safe distance, such as a neighbour's home. Carbon monoxide alarm sounding? Get everyone outside and call 911. Call us once everyone is safe.
Tank Water Heaters

Common Tank Water Heater Problems

🚿
No hot water
On a gas tank, the pilot, thermocouple or gas valve is the usual cause. On a power-vented tank, a failed vent motor or pressure switch stops the burner.
⏱️
Hot water runs out fast
Sediment on the bottom of the tank, a broken dip tube or a failing thermostat can cut how much hot water you get.
🔊
Rumbling or popping
Sediment traps water under it, and the water boils as the burner heats. Flushing the tank helps if it is caught early.
🥚
Rotten-egg smell in the hot water
Bacteria reacting with the anode rod can give hot water a sulphur smell. Replacing the anode rod usually fixes it. If you smell gas near the heater instead, leave and call Enbridge.
💧
Dripping relief valve
The temperature and pressure relief valve on the side of the tank lets water out when pressure or temperature runs too high. A steady drip means the valve or the pressure needs attention.
⚠️
Power vent shutting down
The fan on top of a power-vented tank pushes exhaust outside. A blocked vent, a failed motor or a pressure switch fault shuts the heater off, often with a blinking light.
Tankless Water Heaters

Tankless Water Heater Repair and Maintenance

Tankless heaters have more electronics than a tank, but most faults come down to a part that can be replaced, such as a sensor, an igniter or a valve, rather than the whole unit. Navien owners, see Navien tankless repair.

🔢
Error codes
Navien, Rinnai and other tankless units show a numbered code. It points us to an ignition, flame, venting or water-flow fault.
🔥
Won't fire
If the unit tries to light and gives up, the igniter, flame rod, gas supply or venting is usually responsible.
🌡️
Water never gets hot
A short burst of cold water between uses is normal for many tankless heaters. Water that never gets hot points to scale, a sensor or a flow problem.
🧂
Scale buildup
Minerals in tap water slowly coat the heat exchanger. A descaling flush, usually once a year, keeps a tankless heater efficient.
🧹
Blocked inlet filter
A small screen on the cold water inlet catches debris. When it clogs, flow drops and the heater may not fire.
💨
Venting faults
Tankless heaters vent through plastic or stainless pipes. A blocked or damaged vent shuts the unit down for safety.

Repair or Replace?

When to Repair, and When to Replace

Tank water heaters usually last 10 to 12 years, and a quality tankless heater can last 20 years with regular maintenance. Rust in the hot water, a leak from the tank body or a tank past 12 years usually means replacement. If that is where you are, compare a new tank with tankless water heaters, from $37.99/mo. If hard water keeps scaling your heater, a water softener protects it.
