Toronto counted 1,160,890 occupied homes in the 2021 Census. Nearly half are suites in buildings of five or more storeys, which usually run on the building's own plant. The rest are where most of our work happens:
| Home type | Homes | Share | How it is usually heated and cooled |
|---|---|---|---|
| Single-detached house | 270,490 | 23% | One furnace, often with central air added years after the house was built |
| Semi-detached house | 71,955 | 6% | Its own furnace and condenser, with the outdoor unit squeezed into a narrow side or back yard |
| Row house | 62,915 | 5% | A furnace in a small basement or closet, and a condenser out back or on a flat roof |
| Apartment or flat in a duplex | 47,810 | 4% | Often a basement suite, either on the main furnace or with equipment of its own |
| Apartment, under five storeys | 162,245 | 14% | Walk-ups and low-rise buildings, heated suite by suite or by the building |
| Apartment, five or more storeys | 542,625 | 47% | Towers heated and cooled by the building's system, which the property manager looks after |

58% of Toronto homes were built in 1980 or earlier, and 29% date from 1960 or before. An older house brings its own heating questions:
| Period built | Share of homes | Typical setup we find |
|---|---|---|
| 1960 or earlier | 29% | Houses that may have started on coal, oil or radiators, now often on a gas furnace with ducts added later |
| 1961 to 1980 | 29% | Bungalows and split-levels whose furnace has been replaced two or three times |
| 1981 to 2000 | 17% | Townhouses and infill homes, often on a second furnace and air conditioner |
| 2001 or later | 24% | Mostly condo towers, plus townhouses and infill houses with high-efficiency equipment |

About 30% of Toronto homes are condominiums. In a tower suite, heating and cooling normally come from the building, so a warm or cold suite starts with a call to the property manager. Condo townhouses are different: the furnace, air conditioner and water heater often belong to the unit, and we service them like any house, within the corporation's rules on contractors and outdoor equipment.

Toronto's water comes from Lake Ontario and is treated at the City's own plants. In 2025 its hardness averaged 119 mg/L, and the City's advice is that most homes do not need a softener. Water heaters still notice it over the years: a tank slowly gathers sediment, and a tankless unit needs its heat exchanger descaled, which Navien's manual asks for when no scale protection is fitted. GT tankless rentals get that flush at every yearly visit. Still weighing a softener? Read 7 signs you need a water softener.
