The City of Markham warns residents about salespeople who go door to door selling water treatment systems and water heaters, sometimes claiming the tap water is unsafe. The City says Markham tap water is tested and safe to drink. GT Home Services does not sell door to door: you call us, and every price is published on our site first.

Only 19% of Markham homes predate 1981. The rest arrived in two waves, which is why so much equipment here is being replaced now:
| Built | Share | Equipment we usually find |
|---|---|---|
| 1980 or earlier | 19% | Several furnaces in, with ductwork that may need help |
| 1981 to 2000 | 34% | A second furnace and AC, many from the 2000s and due again |
| 2001 to 2010 | 27% | The builder's own furnace and AC, many still running at 15 to 25 years |
| 2011 to 2021 | 21% | High-efficiency systems, some still under warranty |

Markham's water comes from Lake Ontario and is treated in Toronto and Peel Region before it reaches the city. The City of Markham rates it as hard, at about 123 mg/L or 8.6 grains per gallon, and notes that hardness does not affect health. It does affect appliances: scale gathers in tanks, on tankless heat exchangers and in humidifier pads, so a yearly descale or a softener protects them. Navien asks for one or the other on its tankless heaters.

Markham counted 6,075 apartments in duplexes, most often a basement suite in a house. When one furnace and one water heater serve two households, sizing matters: a tank that was enough for one family runs short for two. We size tankless heaters by every bathroom on the system, and check that the furnace and ducts can keep the suite warm.

77% of Markham homes are detached, semi-detached or row houses, most on ducted gas furnaces. In those homes a central heat pump can replace the air conditioner and handle the heating through spring, fall and mild winter days, while the furnace covers the cold snaps. Central systems start at $4,500 installed or $54.95 a month; ductless heads for a suite or an addition start at $2,800. Our high-efficiency line works down to -25°C; read more about heat pumps.
