Hot bedrooms upstairs, a condenser that clicks but will not start, or ice on the lines: every brand of central air, heat pump and mini-split in Markham gets a clear diagnosis and a price you agree to first.
Typical ranges, not quotes, plus HST. We agree your price before the repair starts.
📞 Call (647) 677-003756% of Markham homes are single-detached, most with bedrooms on the second floor and the thermostat downstairs. When the upstairs will not cool, the air conditioner is not always the culprit: long duct runs, small returns and a low blower speed starve the top floor. We check the refrigerant charge and coil, measure the airflow upstairs, and explain the options.

Houses from 1981 to 2000 (34% of Markham) are usually on a replacement AC; houses from 2001 to 2010 (27%) often still have the builder unit. Find the year on the outdoor unit:
| Installed | Our advice |
|---|---|
| 2016 onward | Repair, and check the parts warranty |
| 2010 to 2015 | Usually worth fixing; R-410A units |
| 2009 or older | Likely R-22: price a new unit before a costly repair |

Row houses make up 14% of Markham homes and towers 16%. A townhouse condenser in a small back yard needs clear space around it to shed heat. In a house with a basement suite, one AC often cools both units. In a tower, cooling usually comes from the building, so the property manager is your first call.

Markham and Brampton share these prices, before HST. Old units needing a compressor or a refrigerant leak fixed cost more, and we say so first.
Repairing an R-22 unit or anything past 15 years rarely pays. Replacement central air is $4,000 and up installed, or rent it for $44.95 monthly. See air conditioners, or a heat pump that heats too.
A bonus room over the garage, a loft or a basement suite that never cools can have a ductless unit of its own. Single-room systems begin at $2,800 installed; details on our ductless mini-splits page.
In a finished basement, the air conditioner's condensate often drains through a small pump rather than straight to a floor drain. When that pump fails, water backs up from the cooling coil and can soak drywall and flooring before anyone notices. If you see water near the furnace or hear the pump running non-stop, turn the AC off and call us; replacing the pump is a routine repair.
