Burlington had 73,180 occupied homes in 2021. Half are single-detached houses; most of the rest are row houses and apartment buildings:
| Home type | Homes | Share | Heating and cooling we usually find |
|---|---|---|---|
| Single-detached house | 36,795 | 50% | Its own furnace and air conditioner; the age of the house sets the ductwork |
| Row house | 13,725 | 19% | Freehold and condo townhouses, often with the furnace and water heater side by side |
| Apartment, five or more storeys | 12,830 | 18% | Condo and rental towers, mostly served by the building's system |
| Apartment, under five storeys | 5,910 | 8% | Low-rise buildings, heated suite by suite or centrally |
| Semi-detached house | 3,090 | 4% | A full ducted system on a narrower lot |

47% of Burlington homes date from 1980 or earlier, and a third (33%) from the 1960s and 1970s alone. Each era leaves its own mark on the heating system:
| Era | Share | What we tend to find |
|---|---|---|
| 1960 or earlier | 14% | Ducts first laid out for a furnace long since replaced |
| 1961 to 1980 | 33% | Bungalows and split-levels on a third furnace or later, often with central air added afterwards |
| 1981 to 2000 | 28% | Second furnaces and air conditioners, many now due again |
| 2001 to 2021 | 24% | High-efficiency furnaces and R-410A air conditioners |

About 24% of Burlington households live in condominiums, from towers to townhouse complexes. In a tower, heating and cooling usually come from the building, so the property manager is the first call. In a condo townhouse the equipment normally belongs to the unit, and we can repair or replace it within the board's rules.

Burlington's tap water is treated at Halton Region's Burlington plant on Lakeshore Road, part of the lake-based system that also serves Oakville. Halton's 2025 averages show 124 mg/L of hardness in Burlington, enough to coat the bottom of a tank and the inside of a tankless heat exchanger with scale over time, which is why Navien asks for a yearly descaling flush and why our tankless rentals include one.

Burlington homeowners pay our standard GTA prices, before HST: typical ranges for repairs, starting prices for new equipment.
With 47% of Burlington homes built before 1981, many have ductwork laid out for heating alone, with small returns and long runs to the far rooms. A central heat pump can still work on those ducts, but we check the airflow first; where a room or an addition is badly served, a ductless head from $2,800 is often the cleaner answer. Central systems start at $4,500, or $54.95 a month to rent, and our high-efficiency units are built for -25°C. More on heat pumps and ductless mini-splits.
