📞 Call (647) 677-0037Close to half of Burlington homes (47%) were built before 1981, long before central air was standard. In many of them the cooling coil was added on top of a furnace whose ducts were designed for heat, so upper rooms run warm and the coil can freeze when airflow is short. We check the charge, then the airflow, before blaming the compressor.

The data plate on the outdoor unit gives its year:
| Outdoor unit installed | Usual verdict |
|---|---|
| Since 2016 | Repair; look for warranty coverage first |
| 2010 to 2015 | Repair most faults (R-410A refrigerant) |
| Before 2010 | Probably R-22, so compare a new unit before any big repair |
Row houses are 19% of Burlington homes and towers of five or more storeys 18%. Townhouse condensers often share a small patio, and a unit boxed in by a fence or a privacy screen overheats on hot afternoons. In a tower, cooling usually runs through the building's system, so a warm suite starts with the property manager.

In a split-level house, the bedrooms sit half a floor above the living room, and in summer that upper level gets the least cold air. Partly closing the supply dampers on the lower levels pushes more air upstairs; open them again in the fall. If that is not enough, we check the blower speed and the return air.
| Cooling job | Typical price |
|---|---|
| AC repair, typical job | $350 to $950 |
| Repair: ductless or heat pump | $400 to $1,200 |
| Tune-up, pre-season | $150 to $250 |
| GT rental AC, any repair | $0 |
Standard prices, before HST. Expect more for a compressor or a major refrigerant leak on an older unit; we tell you before any work.
For a unit over 15 years old or one on R-22, replacement is usually the better spend: central air starts at $4,000 installed; renting is $44.95 monthly with repairs included. See AC installation.
A central heat pump cools like an AC and then heats your home for much of the year, with your furnace taking the coldest days. Prices start at $4,500 installed. See heat pumps.
A sunroom, finished basement or converted garage that central air never reached can have a ductless head of its own, cooling in summer and heating in winter, from $2,800 installed. Read about ductless mini-splits.
