The 2021 Census counted 69,315 occupied homes in Richmond Hill. Detached houses lead, but nearly one in five homes is a suite in a building of five storeys or more:
| Dwelling | Count | Share | Equipment we tend to see |
|---|---|---|---|
| Single-detached | 39,295 | 57% | A two-storey house on one furnace, sometimes a second zone or AC for the top floor |
| Row and townhouse | 10,505 | 15% | A narrow furnace room shared with the water heater |
| Apartment, five storeys or more | 12,960 | 19% | Usually heated and cooled by the building's own plant |
| Semi-detached, duplex and low-rise | 6,495 | 9% | Mixed: own furnace in most semis, shared equipment in many basement suites |

Only 15% of Richmond Hill homes are older than 1981. The 1990s alone produced 23% of them, and that decade is where most of our replacement work comes from:
| Built | Share | Where the equipment usually stands |
|---|---|---|
| Before 1981 | 15% | Third or fourth furnace; ducts sized for a smaller system than many owners run today |
| 1981 to 2000 | 41% | The second furnace and AC, often installed in the 2000s and now reaching 20 years |
| 2001 to 2010 | 26% | Original builder equipment that is starting to fail |
| 2011 to 2021 | 18% | Newer high-efficiency systems that mainly need yearly service |

Big two-storey houses lose heat unevenly, so we size each replacement from the house itself: floor area, windows, insulation and how warm the top floor stays in January. Four models cover almost every Richmond Hill home:
| Furnace | Typical fit | Buy | Rent/mo |
|---|---|---|---|
| Midea MGV96 | Two-stage, for most 1,500 to 2,800 sq ft houses | $3,222* | $43.99* |
| Lennox ML196 | Single-stage, townhouses and smaller homes | $3,555* | $43.99* |
| Lennox ML297V | Two-stage Lennox for mid-size houses | $4,555* | $47.99* |
| Lennox EL297 | Modulating, for the largest houses (2,800 sq ft and up) | $5,555* | $55.99* |
*Includes standard installation only. Any extra work your home needs is quoted before we start.

Richmond Hill runs on Lake Ontario water that York Region buys already treated from the City of Toronto and Peel Region; about 80 per cent of all York Region water arrives that way. York Region reported an average hardness of 127 mg/L for Richmond Hill in the second quarter of 2026, inside the 121 to 180 band its own scale calls hard. Hard water leaves scale in the heat exchanger of a tankless heater and on humidifier pads, which is why Navien asks for regular descaling or a softener on its tankless units.

76% of Richmond Hill homes are houses or townhouses, and nearly all of them already have ducts and a gas furnace. When the air conditioner is due, a central heat pump can take its place: it cools in summer, heats through spring and fall, and hands over to the furnace on the coldest nights. A central unit costs $4,500 and up to buy, or $54.95 monthly; a ductless head for a finished basement or a bonus room over the garage begins at $2,800. Our high-efficiency line keeps heating down to -25°C. More on heat pumps and ductless systems.

One Richmond Hill home in five (20%) is in a condominium, from stacked townhouses to towers. In a tower the heating and cooling usually belongs to the building, and the corporation arranges its service. In many condo townhouses the furnace, air conditioner and water heater belong to the unit; when they do, we can work on them. Tell us about parking and the corporation's rules for trades when you book.
