The 1980s gave Ajax 22% of its homes, more than any other decade, and 2001 to 2010 added another 27%. Each wave has its own set of equipment problems:

Of the 39,485 occupied homes Ajax counted in 2021, 65% are single-detached, 15% are row houses and 6% are semis; apartments of every kind make up the remaining 14%. For us that means a basement furnace room with the water heater beside it in most Ajax homes, and plenty of space to swap a tank for a wall-mounted tankless unit.

A tankless heater fires only when a tap opens, hangs on the wall and frees the floor space a tank used. We size it by how many bathrooms can run hot water at once:

Ajax drinks Lake Ontario water from Durham Region's Ajax Water Supply Plant, whose intake pipe reaches about 2.5 km into the lake and draws from roughly 18 m down. The plant can treat up to 163,500 cubic metres a day and supplies Ajax and Pickering. Durham lists its hardness at 125 mg/L, and the Region says a softener is a personal preference rather than a requirement. Scale still builds up slowly inside tankless heat exchangers, so a yearly flush keeps them efficient.

With 86% of Ajax homes being houses or townhouses, most already have the ducts a central heat pump needs. It replaces the outdoor air conditioner, cools in summer and heats until the weather turns very cold, when the gas furnace takes over.
