Almost a quarter of Oshawa homes (24%) were built in 1960 or earlier, and another 35% between 1961 and 1980. In houses that age, the equipment has been replaced several times and the venting has rarely kept up:

A modern 96% furnace vents through plastic pipe out a wall, not up the chimney. When an older furnace that shared the chimney comes out, we check that the water heater can still vent safely on its own; if it cannot, a power-vent tank or a tankless heater, both vented through the wall, solves it. Venting changes are priced with the furnace, so you see one total:

About a third of Oshawa households rent (36%), and duplex and low-rise apartments make up 15% of its homes. Oshawa's Adequate Heat By-law requires a landlord who supplies the heat to keep each rented unit at no less than 22°C, at all times from September 1 to June 15. The City can inspect at a tenant's request, and administrative penalties start at $250 per unit for each day the problem continues. A furnace that struggles in a rental house is worth replacing before September, not after the first complaint.

73% of Oshawa homes are houses or townhouses. Where there are ducts and a gas furnace, a central heat pump replaces the air conditioner, cools all summer and does most of the spring and fall heating, with the furnace kept for the coldest weeks: $4,500 and up installed, or $54.95 a month. In older houses where an upstairs bedroom or an addition never got enough heat, a ductless head from $2,800 fixes that room on its own. Our high-efficiency units are rated to -25°C. See heat pumps.

Oshawa's water plant draws from Lake Ontario through two intakes, one reaching 831 m out at about 7.6 m deep and the other 924 m out at about 10.7 m. It is approved for 134,000 cubic metres a day and supplies Oshawa, Courtice, Whitby, Brooklin, Ajax and Pickering. Durham reports 125 mg/L of hardness for this system and leaves softeners to personal choice.
